A bluff top beach house on Point Dume’s Cliffside Drive, 21950 Cliffside Dr, recently broker the record sales price for that street at $33.5M.  The 7 bed, 9 bath property on a little over 1 acre sold on August 25, 2014.

This beach house is a perfect example of how Malibu real estate values are increasing in value especially for West Malibu.  West Malibu can be described as the geographic location extending from Paradise Cove up to MariSol Malibu, with its center at the Trancas Shopping Center.

The history of 21950 Cliffside Dr is one of dramatically increasing values.  In 1997, the raw land was purchased for about $3M and a house was built on spec and sold for $15,000,000 in 2000.  Fast forward to August 25, 2014 and the home fetched $33.5M, an appreciation rate of over 100%.

Bluff top properties have been breaking Malibu’s largest records in recent years.  The $75M Encinal Bluff sale in 2013 was the most notable but there were also some extraordinary $40M bluff top sales in 2013.
